Responsibilities

Pre‐Construction Planning

  • Review and provide input on consultant plans and specifications
  • Source potential materials and indicative pricing
  • Participate in the development of the project schedule and budget

Contract Negotiations

  • Develop and maintain the contractor tender list
  • Create and issue tender instructions
  • Organize and compare quotes
  • Negotiate contract terms in collaboration with the Director
  • Communicate approved contract terms to construction administration team

Shop Drawing Administration

  • Develop and maintain the shop drawing list
  • Collect drawings from contractors
  • Manage drawing review process
  • Issue approved shop drawings to construction administration team

Construction Progress Monitoring

  • Collaborate with construction administration team to plan weekly work agenda
  • Lead weekly site management meetings
  • Receive and distribute all consultant reports to construction administration team
  • Ensure documented completion of all consultant‐noted action items

Change Management

  • Coordinate all changes to contractor scope of work
  • Negotiate associated changes to contract terms
  • Manage and monitor change implementation

Project Close‐Out Coordination

  • Collect close‐out documentation from contractors and consultants
  • Schedule final inspections with consultants and governing authorities
  • Resolve inspection and documentation deficiencies
  • Drive process to achieve final occupancy permit

Qualifications

The position is targeted towards Project Coordinators who have 3-to-5 years of prior experience in multi-family residential construction and are looking for advancement opportunities. We look for high-energy, results-driven individuals with strong communication skills who hold teams together and push tasks to completion. All candidates must be highly proficient in Excel and Word. Experience with PowerPoint, Access and MS Project would be considered an asset. All candidates must have their own vehicle for work related travel.
